Living in a flat with a 3 year old?

I have a 3 year old as a single mum and we live in a 3 bedroom town house, we have been here for 2 years. Well, my little kiddo has been accepted in to a wonderful nursery but the commute includes two bussess every morning for us or an expensive taxi.. We are going to veiw a flat / apartment today that is 2 minutes from his school. Its a small flat but i want to be as close to my little one as possible, does anyone else live in a flat with children, what is it like? My biggest worry is that me and him might be a little loud when playing sometimes and i dont want to end up bothering people.
